need to delete mortgage insurance!?

refinanced i year ago have not paid much toward principle. 30 year loan. I have rehabbed...new kit, bath and new roof. What is the best way to get started ? should I pay for an appraisal or allow the bank to do it? How much does this usually cost? i do have goal to pay more to principle. i am not sure what to do first . serious replies only thanx!
